Soft Washing Northern Beaches

Low-pressure house washing that's gentle on render, paint and roofs.

Some surfaces should never see a high-pressure jet. Render, painted walls, fibro, eaves and roofs need soft washing — low pressure paired with a biodegradable treatment that kills mould, algae and lichen at the root, so it stays clean far longer than a quick blast. Fully insured, 5-star rated, and you deal with Graeme, the owner — not a call centre.

Gentle by design

The clean that does the work with chemistry, not force

That green and grey film creeping across your render, walls and roof is living growth — mould, algae and lichen feeding on coastal moisture. Blast it with high pressure and you strip the top layer (and risk forcing water behind the cladding or stripping paint), but the growth is back within months because the roots are still there.

Soft washing flips that. We apply a biodegradable treatment that kills the growth right down to the root, let it do the work, then rinse at a pressure no stronger than garden-hose flow. The surface comes up clean and stays clean for far longer — safely, with nothing forced where it can do harm.

What we soft wash

The surfaces high pressure can't safely touch

If a surface is painted, rendered, coated or up high, soft washing is the safe way to clean it. We match the treatment to the material every time.

Render & painted walls

Acrylic render, painted brick, fibro and weatherboard — mould and grime lifted without stripping paint or driving water behind the cladding.

Roofs — tile & Colorbond

Black streaks, lichen and moss treated and gently rinsed, no one stomping across fragile tiles with a turbo nozzle. Cleaner roof, longer life.

Eaves, soffits & fascias

The shaded, cobwebbed undersides that always green up first — brought back without ladders scraping your gutters or paint.

How soft washing works

Pre-treat the growth, let it dwell so it dies at the root, then a gentle low-pressure rinse — and we wet down and rinse your gardens before and after so plants are looked after. Fences, gates, retaining walls and entry statements all covered.

Why coastal homes need it

Salt, shade and humidity grow mould fast

The Northern Beaches climate is hard on exteriors. Salt-laden air holds moisture against render and paint, established gardens throw shade that never fully dries, and the result is mould, algae and lichen taking hold on walls, eaves and roofs far faster than inland suburbs. Left alone it stains permanently and shortens the life of your paint and roofing.

Soft washing is the right answer for all of that — but it's only half the toolkit. Hard surfaces like driveways, paths and pavers take proper force, so for those we use pressure cleaning instead, matching the method to the surface so nothing gets damaged. A soft wash is also the perfect time to add a window clean while we're on site, and if your eaves are greening up the gutters usually want a look too.

One visit, the whole exterior sorted, by a local team that knows exactly what coastal weather does to a home.

Good to know

Soft washing questions, answered

What's the difference between soft washing and pressure cleaning?
Pressure cleaning uses high-pressure water for tough hard surfaces like driveways, paths and concrete. Soft washing uses low pressure plus a biodegradable treatment, and is for delicate surfaces like render, painted walls, fibro and roofs. We match the method to the surface, so for hard surfaces we'd recommend our pressure cleaning service instead.
Will soft washing damage my render, paint or roof?
No, that's the whole point of it. The pressure is no stronger than garden-hose flow, so there's no risk of stripping paint, cracking render or forcing water behind cladding. The cleaning is done by the treatment, not by force, which is exactly why it's safe on surfaces high pressure would ruin.
What surfaces can you soft wash?
Render, painted brick, fibro and weatherboard walls, eaves, soffits and fascias, tile and Colorbond roofs, fences, gates, retaining walls and entry statements. If you're unsure whether your surface needs soft washing or pressure cleaning, just ask and we'll advise.
Are the cleaning products safe for my plants and pets?
We use biodegradable treatments and take care of your garden, wetting plants down before we start and rinsing thoroughly afterwards to dilute any run-off. Once surfaces are dry they're safe for pets and family.
How long does a soft wash last?
Much longer than a high-pressure blast. Because we kill the mould and algae at the root rather than just removing the surface layer, it takes far longer to grow back — typically a year or more, depending on how shaded and damp the spot is.
Can you soft wash a two-storey roof or wall?
Yes. Soft washing is applied from the ground or safe access points, so we can reach two-storey walls and roofs without anyone clambering over fragile tiles or scraping ladders down your render.
How much does soft washing cost?
It depends on the size of the home, the surfaces involved and how much growth there is. Send your details for an exact, obligation-free quote — we'll confirm a firm price with no pressure to book.
